A Note from Dan August is one of those months when summer still feels fully underway, but the season is beginning to shift. Families are squeezing in vacations, college students are preparing to leave home, and many homeowners are finishing projects before fall. It's also a good time to prepare for the storms and heavy rain that can arrive later in the summer. Here are a few things worth thinking about this month.

Storm Readiness Starts Before the Forecast

A little preparation can make a difficult day much easier. Take a few minutes to:

  • Secure outdoor furniture, umbrellas, grills, and decorations.
  • Clear gutters, drains, and areas around basement windows.
  • Check that sump pumps are working properly.
  • Charge portable batteries and flashlights.
  • Trim branches that are close to your home or vehicles.
  • Save important phone numbers somewhere other than your phone.

It's also worth knowing the difference between water damage covered by a homeowners policy and damage that may require separate flood insurance or water-backup coverage. If you're not sure what protection you currently have, reach out and we'll help you take a look.

Before Your Last Summer Trip

Whether you're driving Upstate, heading to the beach, renting a car, or leaving your home for a few days, a quick check can prevent unnecessary stress. Before you go:

  • Confirm that your vehicle registration and insurance cards are current.
  • Check tires, fluids, and roadside equipment.
  • Avoid posting publicly that your home is empty.
  • Ask someone you trust to collect packages and keep an eye on the property.
  • Make sure you understand your coverage before renting a vehicle.

You don't need to wait until you're standing at a rental counter to ask what your insurance covers.

Protecting Your Biggest Investment

For many families, their home is their largest asset. If you've completed renovations, finished a basement, replaced a roof, installed solar panels, added a pool, or made other significant improvements, your current policy may not reflect the home as it exists today. That doesn't automatically mean your premium needs to increase — it simply means the coverage should be reviewed so there are fewer surprises if something happens.

Customer Question of the Month

"Does my homeowners policy cover flooding?"

Usually, a standard homeowners policy does not cover damage caused by rising surface water or flooding from outside the home. Water that backs up through a sewer, drain, or sump pump may also require specific water-backup coverage. Because the source of the water matters, this is an area where a quick conversation can be very helpful.

One Small Thing You Can Do This Month

Create a home inventory video. Walk slowly through each room with your phone. Open closets, cabinets, drawers, the garage, and storage areas. Record electronics, furniture, tools, jewelry, collectibles, and other important belongings. Save the video somewhere secure outside your phone, such as cloud storage. You may never need it, but if you ever experience a serious claim, it can be incredibly valuable.
